Note: When you go to the Equifax Canada website, a number of credit “Monitoring & ID Theft“ plans may be presented to you. There is no need for you to subscribe to any of them. What is required with your offer to lease a property through a Realtor is your “Equifax credit score & report” priced exactly at $23.95. This report is usually available under the “Credit & Score” category of products. Be sure to order that report. You may also order your Equifax credit score & report by phone: call toll free 1-866-204-9044 or 1-800-663-9980. If you don’t have credit history in Canada but have credit history in US, a Credit Score & Report from equifax.com (instead of equifax.ca) would be acceptable. If your credit report is not good or you are not employed, you will need a guarantor who will sign on your behalf. The GUARANTOR must have a good credit report, be employed and live in Ontario. The Guarantor’s credit report, employment letter and ID would be required.
Employment Letter or proof of source of income (i.e. Pay stubs), are required for income earners who will be signing the lease agreement. If you don’t have an employment letter or are self-employed, last 2-3 years of Notice of Assessment will have to be provided.
References to be mentioned in Rental Application are people who know you and preferably who you have either previously rented from or worked with.
