The rent covers Rogers 1 Gbps internet & Digital VIP cable (incl. Crave, HBO, etc), electricity, water, window A/C, and heating through excellent radiators. Amenities downstairs include an inexpensive laundry area ($1 per wash), secure indoor bicycle parking, and lawns for picnics/playing. The apartment comes either fully furnished or semi-furnished to suit your taste; furniture & appliances can be removed without charge. By default there's a dresser, boxspring, tables, chairs, extra futon and useful appliances large & small: range, refrigerator, dishwasher, microwave oven, kettle, toaster, wafflemaker, etc.
This third-floor apartment has hardwood floors & area rugs throughout, and many original features of the building including three handsome closets. The modern kitchen is super-spacious. The apartment has two windows facing north and three facing east, all very large with views to the horizon, all with sliding acoustic-glass inserts, and most with motorized blinds.
The building has an elevator, a diligent superintendent with on-site office, and a new buzzer system for each apartment. The building, named the Roycroft, is in the art deco architectural style, completed in the 1930s by developer James Watson whose works across Toronto include the Crofton and the Shaughnessy on either side and the Du Maurier near Yonge Street. The Roycroft's common elements feature artwork by, and historical information about, early tenant Rex Woods. From the 1960s onwards, the sleepy Forest Hill library has sat across the street. The Roycroft is well situated for bus 32 (every few minutes), 33, and 14. Together these routes reach four subway stations and the huge Loblaws nearby.
The entire building is nonsmoking. Regarding allergies we ask that furry or feathered pets not enter the apartment; amphibians, reptiles or fish are welcome.
