Top floor. (2nd floor.)
New whole house electrical renovation.
New water supply (water pressure).
New water heater.
Central a/c (air conditioning). Warm in winter, just right in summer.
Interconnected fire alarms and carbon monoxide detectors throughout house. (No false alarms.)

Large double-room with arch between first bedroom and living room. (Most people love the open arch, but if you need a division, two options are possible - fantastic theatrical curtains (like a previous tenant had; I will buy and install curtains upon request) - or a solid wall including sound insulation (while leaving the arch intact).)
Large balcony overlooking garden. French doors to kitchen and study. Bathroom (with a bathtub) overlooking garden. Second bedroom has an ensuite bathroom (through french doors) - also with a bathtub and a large window.
Closets! I've been told it's astounding how much closet space there is - hard to find in Toronto, they say.
Previous couple + 1st floor + basement tenants (married couples in all 3, coincidentally) all at the house 2+ years.
