City of Vaughan Land of art, film, shopping and Italians

Vaughan is a pretty, and in places, cosmopolitan city, just north of Toronto. It's artsy, affluent and full of awesome neighbourhoods with lovely homes or brand-new condos. In ten years, Vaughan's population grew 80%. Most of that has to do with immigration and even today, a huge chunk of Vaughan residents have Italian heritage. Artsy Kleinburg is the cultural hub of this city on Toronto's northern border, where the McMichael Art Gallery is located and hosts works by the Group of Seven, and First Nations and Inuit art. Kleinburg is also home to the famous Cinespace Film Studio, which grooms the budding careers of would-be movie and TV actors. The city is home to Vaughan Mills, one of the GTA's best shopping malls, and contrarily tons of well-preserved green space, like at the Kortright Centre for Conservation and the Boyd Conservation Area.

Who Lives Here

A younger population than any other city. Vaughan has a high concentration of southern and eastern Europeans (mainly Poles, Italians and Russians), Jewish people and people of British descent. Wannabe movie stars interested expanding their acting careers move to Vaughan, as do archaeology students who study at the Seed-Barker archaeological site.

Perfect for…

With good schools and lots of churches, families wanting newly built two-storey homes that cost slightly less than Toronto are drawn to Vaughan. Singles do well in Vaughan as well, with lots of other young people around.

Not-so-perfect for…

Seniors, who will find that living in a big city without a single hospital doesn't fit their health requirements.

Life and Style

Vaughan is a great place for kids, with over 200 playgrounds and in excess of 100 parks. The Winterfest is a celebration held annually that provides kids with free live music and skating shows. Other family-friendly festivals include Maplefest and Woodbridge Ribfest, both of which also draw tourists from around the GTA. The city has a rather eclectic nightlife, which includes karaoke, nightclubs with table service, such as Luxy, duelling piano bars and sports bars. The city has incredible food, mostly Italian, but there's no real restaurant district.

Housing Market

The price of houses varies from one side of Vaughan to another. Sales of houses have slightly decreased, but despite this, the future of Vaughan real estate’s is expected to take a positive turn. The price of condos has continuously increased over the years. This is expected to continue rising in the coming years. The number of condos under construction has had an influx and this will contribute directly to the number available for sale. Prices and rents are expected to shoot up as well.

Neighbourhood

The Cinespace Film Studio in Kleinburg is a centre for movie and TV production, and acts as major tourist attraction. That trend toward the arts continues, of course, at the McMichael Collection, also in Kleinburg. The neighbourhood is an historic village with some great shopping, restaurants and cafes, and some nightlife. Market Lane's shops make it a great shopping area as well. However, Vaughan Mills mall is known across Canada as being one of the country's best shopping centres, with exclusive boutiques, specialty shops and brand-name outlets. Nearby are many of the city's restaurants and nightlife destinations. Vaughan's young and trendy crowd grabs food at Aragvi near Vaughan Mills, or at Spin Dessert Cafe and Levant for Middle Eastern fare. Villagio is one of the city's best dining spots, which caters to a slightly older crowd. Besides Vaughan Mills, daytime entertainment spots include Canada’s Wonderland theme park and Reptilia Zoo for the kids.

Neighbourhoods
  • Beverley Glen

    This neighbourhood within Thornhill has mostly larger homes on medium-sized lots, close to some nice green spaces. Beverley Glen is nestled between Highway 7 and Centre Street, and between Bathurst to the east and Dufferin on the west. It's close to three golf courses and Promenade Mall is located here.

  • Concord

    Concord is mainly industrial area with a tangle of railway lines in Vaughan. Concord neighbourhood is an industrial hub in Vaughan. Ever since Vaughan Mills mall opened, as well as Canada's Wonderland in the Maple neighbourhood, Concord's road network has grown from one interchange to eight. About 9,000 people live here, enjoying proximity to some of the city's biggest employers.

  • Hope

    The northernmost neighbourhood in Vaughan is Hope, a rural community of vast scattered farms. Most homes are concentrated in a small cluster at Keele Street and Kirby Road, with its eastern side stretching to Bathurst. However, urbanization hasn't forgotten Hope, as a large residential area is slated to be built in the North Maple Park area.

  • Kleinburg

    Home to the McMichael Canadian Art Collection, Kleinburg is an artistic in the city of Vaughan. The art gallery hosts works by the Group of Seven, First Nations and Inuit artists. The Kortright Centre for Conservation is also located in Kleinburg. Buildings here are well-preserved and very attractive older constructions that add to the charm of Kleinburg, which has great restaurants, markets, entertainment and hopping. Its landscape is hilly and tucked between two branches of the Humber River.

  • Maple

    Home of Canada's Wonderland and a big population, Maple was named one of the top 100 investment neighbourhoods in Canada Real Estate Wealth Magazine. Ever since the amusement park opened in 1981, development has virtually exploded, covering up the land that was once Maple Airport and extending as far north as possible, around Highway 400. These days, residential development is expanding eastward and most of it is for detached houses intended for families.

  • Nashville

    Nashville is a tiny hamlet within Kleinburg that is mainly agricultural and has few homes.

  • Patterson

    More commonly known by the names of the subdivisions inside it, Thornhill Woods, Upper Thornhill Estates, Dufferin Hills, Thornberry Woods and The Valleys of Thornhill, Patterson is another of Vaughan's more upscale neighbourhoods with big detached homes, golf courses nearby and preserved natural areas at residents' doorsteps.

  • Peace Village

    The neighbourhood of Peace Village is also known as Ahmadiyya Village. The Ahmadiyya Muslim Community built 260 homes on a 50-acre piece of land in the community of Maple just close to the Baitul Islam Mosque. There are plans to increase the size of the mosque and build a high school in the surrounding empty fields. The community includes the Fazia Mahdi public park.

  • Pine Gove

    A somewhat underdeveloped community in Vaughan, Pine Grove's history revolves around the niftily named Hayhoe family, which operated a mill on the land. These days, though, townhouse builders are eyeing the community to erect housing.

  • Woodbridge

    Woodbridge is one of the most affluent regions in the Greater Toronto Area. The neighbourhood includes its traditional downtown core at Woodbridge Avenue between Kipling Avenue north of Highway 407 and Islington Avenue. Condos and apartments are concentrated there, while other areas have more detached houses and townhomes. About 120,000 people live in Woodbridge today.

  • Teston

    Teston is a hamlet within Vaughan, with a few heritage buildings hanging on since the old days, mainly between Kleinburg and Keele. But with land being chomped up in neighbourhing Maple, Teston is likely to be the next to go, hence Teston Road turning into a four-laner recently.

  • Vellore

    Centred on Weston Road, Vellore's homes are mainly new builds, including modern two-storey townhouses to grand detached houses and contemporary condo buildings. Direct access to Highway 400 and public transit routes make it easy to get in and out of Vellore.
